Cancellations and refunds
Free cancellation up to 5 days before check-in. Inside 5 days, 50% of every night but the first.
Free cancellation up to 5 days before check-in
Cancel five or more days before your arrival date and you are refunded everything you paid — accommodation, fees, add-ons and tax.
Inside five days
Cancel less than five days before check-in and you are refunded 50% of every night except the first. The first night is not refunded. A six-bedroom house booked for a particular week is very hard to let again at short notice, which is what that first night accounts for.
If you booked by mistake
Cancel within 48 hours of booking and you are refunded in full, as long as check-in is still more than 48 hours away. Wrong dates and duplicate bookings happen; they should not cost anybody money.
If we cancel
If we have to cancel your stay for any reason, you are refunded everything you paid, however close to arrival it is, and we will help you find somewhere else. This has not happened yet and we intend to keep it that way.
Experiences and add-ons
Refunded on the same terms as the stay itself. Where something has already been arranged on your behalf with somebody else — a chef, say — we will tell you honestly at the time whether it can still be cancelled.
Not arriving, or leaving early
Neither is a cancellation. Nights that have already begun are not refunded. If something has gone wrong, tell us rather than leaving — we would almost always rather fix it.
Changing your dates
Ask us. Where the calendar allows it we would far rather move your stay than cancel it. Moved dates are priced at the rates for the new dates, which may be higher or lower than what you paid.
How to cancel
Email us and say so — that is the whole process, there is no form. Refunds are returned to the card you paid with, and usually appear within five to ten business days depending on your bank.
